The repairing clauses of a lease sets out the tenants responsibilities when yielding up the property at the end of the lease. The Landlord will often enforce these through a Schedule of Dilapidations. A Schedule of Dilapidation involves a detailed survey of the property and a report that sets out items where the tenant has failed to comply with the repair and reinstatement clauses of the Lease. It also details the works required to put the property back into repair and associated costs.
